A seasoned veteran of 12 years in the construction industry. He has experience in land acquisition, asset risk management, distressed property rehabilitation, tract and custom home construction, landslide repair, beach builds, historical buildings, and high end tenant improvements for retail.
Nick began in construction with the tract home builder, Griffin Industries. In 2003, after several years of diverse responsibilities ranging from Superintendent to Quality Assurance Officer, Nick was named an Asset/Project Manager for Griffin Industries. In this role, he brought a distressed asset of over 50 semi-custom unfinished homes to move in ready for the “La Vina” project, a joint venture between Capstone Advisors and Lehman Brothers. Later he helped set up the Customer Service department for Griffin’s housing developments in Sacramento.
In 2005, Nick launched Neilson Builders Group. The company started with hillside single family home fire rebuilds, and went on to build custom homes up to 12,000 square feet. The company also provided framing and structural concrete for other contractors. As president of Neilson Builders, he did much of the design, entitlements, schedules, and budgets. When building the second custom for a professional baseball player, he would fly to the east coast to go over designs. He would also work very closely with engineers to ensure the project were value engineered for the clients. This engineering relationship would lead to future ventures.
At the end of 2011, he started, with a registered engineering geologist and a civil engineer, GeoWorks Engineering Group. As executive Vice President and Director of business development, he took the company from startup to over $2 million in sales its very first year. His side of the company focused on both consulting and actual landslide repair, beachfront, and geologically challenging builds. The work had an emphasis on being ultra-discreet to respect the private nature of their “A” list celebrities and captains of industry clients.
Also in 2011, he launched Property Developers Group to serve the needs of the real estate investment property market. There he found REOs, foreclosures, and other distressed properties investors. A typical “flip” would go from purchase to return on investment in 90 days. At the end of 2012, he stepped down from day to day operations at GeoWorks Engineering to be president of Property Developers. He has overseen the merger of the custom home aspects and clients from Neilson Builders as well as started a division focusing on retail tenant improvements in areas such as Melrose in Hollywood, Beverly Hills, Venice and Santa Monica. These projects have gone from conception to operating stores backed by a Property Developers Group service team. In addition to the boutique retail, he has been instrumental in work to such historical buildings as the Aero and Egyptian Theaters.
In addition to obtaining an impressive background in all aspects of residential and retail building businesses, Nick has been very active in industry trade associations and civic affairs. He has served several charities and is a member of the National Association of Home Builders, the Art Deco Society of Los Angeles, and is a special events chairperson for the Los Angeles chapter of the Lymphoma Research Foundation as well as an active board member and manager with Simi Youth Baseball.
